  • Screening to follow your criteria
  • Holding reservation and fee
  • Keep tenants deposit in separate bank account
  • Move in inspection
  • Signing lease paperwork and addenda with tenant
  • Collecting rent (tenant pays online by CC or withdraw from their checking account)
  • Confirm utilities transferred to tenants name
  • Disburse rent income to you or pay bills that you authorize us to pay
  • Provide tenant online link to submit work order request or see their ledger / acct balance
  • Allow you access to online viewing of your account
  • Respond to all work order requests in a timely manner
  • Supervisor any vendor work that you authorize done on your property
  • Maintain compliance with fair housing
  • Follow Washington State Landlord Tenant laws
  • Inspect premises by drive by one a month
  • Inspect interior or premises at least twice a year
  • Notify you if rent is late.  Begin and supervise eviction proceedings if needed (rare)
  • Plan and implement move out inspection
  • Process refund of deposit or charge if amount owing exceeds deposit (rare)
  • Respond to tenant inquires and concerns on your behalf (tenant will generally not have owner information)
  • Online payment records and paperwork files for tenant
  • Bookkeeping services and reports for owner
  • Basically we work hard to attempt three things:  Increase revenue, decrease expenses and manage risk.
